ChallengeThe construction industry has long been associated with the “3Ds”: dust, debris, and disruption. Conventional methods generate excessive waste, contribute heavily to carbon emissions, and create noise and dust pollution in dense urban areas. Projects are often delayed by weather, safety risks, and labour shortages, driving up costs and reducing quality. At the same time, regulators, clients, and communities are demanding cleaner, faster, and greener ways to build. The sector urgently needs solutions that deliver speed, safety, and sustainability without compromising quality.    SolutionMRCB’s leadership recognised the urgency for change and pioneered the MRCB Building System (MBS) — a proprietary modular construction innovation that combines Prefabricated Prefinished Volumetric Construction (PPVC) with a patented Candle-Loc Connection System.  Using this technology, up to 85% of buildings are fabricated off-site in a controlled environment before being transported to the site. Modules arrive on site nearly complete, reducing reliance on heavy diesel-consuming plants and machinery and cutting on-site construction time by up to 50%.  This approach delivers multiple benefits: Environmental: reduced waste, energy use, and carbon emissions.Safety: fewer high-risk activities on site, safer working conditions.Quality: precision manufacturing ensures consistent standards.Efficiency: faster construction accelerates project delivery.MBS is Greener, Faster, and Smarter—redefining how cities can be built responsibly and sustainably. Working off-site also preserves material quality, and “just-in-time”, efficient manufacturing reduces waste normally generated on-site, which ends up in methane-emitting landfills. At the same time, less dust, noise, and disruption create cleaner, healthier urban environments. Environmentally, MBS is helping lower MRCB’s Scope 1 and 2 carbon emissions intensity, site pollution, and reduce construction waste, much of which would otherwise be sent to landfills, while creating cleaner urban environments. ImpactMBS has already demonstrated its scalability and impact through international projects, including a 19-storey student accommodation project in Hong Kong and a 12-storey nursing home and senior care centre in Singapore, both completed in 2023. In Malaysia, Residensi Tujuh in Kwasa Damansara City Centre, a 29-storey RM385 million development currently under construction, will further showcase its residential application.  Reduced reliance on unskilled foreign labour, with 200 Malaysians trained annually in modular techniques—creating safer, higher-skilled jobs, opening pathways to better wages and long-term careers, while making construction sites cleaner and safer.  Projects are delivered significantly faster, often 50% quicker than conventional methods, enabling buyers to move in sooner, shorten mortgage servicing timelines, and save costs. Developers enjoy accelerated sales, faster cash flow, and consistent quality.  By addressing environmental, social, and economic needs simultaneously, MBS has emerged as a scalable solution for sustainable construction. Aligned with five UN Sustainable Development Goals—Decent Work (SDG 8), Innovation (SDG 9), Sustainable Cities (SDG 11), Responsible Consumption (SDG 12), and Climate Action (SDG 13)—MBS reinforces MRCB’s role in shaping a more sustainable urban future.   Future outlookOver the next three years, MRCB will expand MBS into more large-scale residential projects and extend licensing internationally. By 2030, MRCB aims to use MBS to construct a significant share of its residential development portfolio, enhanced by lower carbon materials and integrated with digital technologies to further improve efficiency and quality.  MBS reflects MRCB’s stewardship mindset: to build responsibly, sustainably, and with innovation at its core. By addressing one of the world’s most carbon-intensive industries, MRCB demonstrates how leadership can drive systemic change—delivering tangible value for the environment, communities, buyers, and the economy.  This is our contribution to the future of construction in Malaysia: building Greener, Faster, and Smarter—towards a more sustainable way of building for generations to come.
